Gurgaon’s luxury residential market has, in the space of six months in 2026, produced something it has never produced before: eight simultaneous upcoming launches across two corridors, covering every price tier from ₹13,000 to ₹40,000 per sq ft, from every developer tier from Anant Raj to Oberoi. Five on Golf Course Extension Road. Three on Dwarka Expressway. Eight developers competing for the same pool of Gurgaon HNI and NRI buyers at the same time.
The buyer’s natural instinct — ‘I have more options now, so I should wait and see which developer blinks first on price’ — is understandable. It is also, in Superluxere’s assessment, almost entirely wrong. Here is the market reality that eight simultaneous launches actually creates — and why the buyer who waits for a price war to materialise is likely to wait indefinitely while the best units close.
Eight launches do not create a buyer’s market when demand exceeds supply in every tier. They create the illusion of a buyer’s market — giving the buyer a false sense of time and leverage that the underlying absorption data does not support.

Price not yet officially announced. Pre-launch. RERA pending. Is Gurgaon Now a Buyer’s Market? The Honest Analysis
The buyer thinks: eight launches = price competition. Here is why that logic is incomplete.
The classic buyer’s market theory: more supply, same demand, prices fall or at least stagnate. In a commodity market — where every unit is interchangeable — this holds. In Gurgaon’s luxury segment, it does not, for three specific reasons.
Reason 1 — The eight projects are not competing with each other
M3M Brabus at ₹40,000 per sq ft is not competing with Prestige Sector 92 at ₹13,000 per sq ft. They are not the same product and they are not reaching the same buyer. The UHNWI who is evaluating M3M Brabus is not simultaneously evaluating a Prestige 2 BHK. Godrej Verano at ₹22,000 and Experion Sector 88A at ₹15,000 may seem to overlap — but Sector 63A on GCER and Sector 88A on DXP serve different geographies, different lifestyles, and different commute needs. Eight launches across two corridors at five distinct price points is not eight options for one buyer — it is eight different buyers’ markets operating in parallel.
Reason 2 — Every tier that is overcrowded on paper is underserved in practice
GCER’s Sector 63A has three simultaneous launches (Godrej, Anantraj, Conscient). Does this mean ₹20,000-25,000 per sq ft GCER buyers are spoiled for choice? Technically yes. In practice: Godrej Verano’s only 5 BHK at ₹8.58 crore has 70 units — already seeing priority queue pressure. Anantraj with RERA in hand will absorb the buyer who cannot wait. Conscient Vista’s 600-unit scale and delivered brand reference fills the mid-segment. These three are not fighting over the same 100 buyers. They are each serving different segments of a demand pool that is larger than all three combined.
Reason 3 — New launches from first-time NCR entrants create new demand, not just more supply
Prestige Group in Sector 92 and L&T Realty in Sector 86 are entering Gurgaon for the first time. Their arrival does not simply add units to the existing pool — it creates new buyer interest from the Prestige and L&T brand communities that had not previously considered Gurgaon. The Bengaluru and Mumbai families who bought into Prestige City Indirapuram (₹10,000 crore FY26 pre-sales) are now looking at Prestige Sector 92 as their Gurgaon entry. Should the Buyer Wait for a Price War?

Oberoi Three Sixty North’s Phase 2 at ₹40,000 is 21% above Phase 1’s ₹33,000. Max Estate 59 at ₹30,000 is entering above Max Estate 361 DXP’s ₹24,000. Prestige Sector 92 at ₹13,000 will step up to ₹15,000+ at formal launch. Every active project is pricing upward — not sideways, not downward. The price war that the waiting buyer is hoping for is structurally incompatible with the data showing eight launches absorbing into a demand pool that has not yet peaked.
The buyer who waits for a price war to materialise in Gurgaon’s current market is not being prudent. They are being optimistic about a scenario that the data does not support — while the best-located units in each project go to buyers who did not wait.
