Three Addresses. Three New Delhi Luxury Projects. One Decision. Eldeco Camelot Dwarka vs Conscient Hines Elevate Kamla Nagar vs KREEVA Swarnya New Friends Colony

June 2026  |  ~1000 words  |  Team Opulnz Abode

Delhi’s super luxury residential market is finally getting the buildings it deserves — in three different corners of the city simultaneously. Eldeco Camelot in Dwarka Sector 17: 95 units, West Delhi’s first ultra luxury high-rise, RERA obtained. Conscient Hines Elevate in Kamla Nagar: 650 units, Hines’ Delhi debut, ₹9,000 crore GDV, North Delhi’s first luxury high-rise. KREEVA Swarnya in New Friends Colony: 110 units, Shapoorji Pallonji construction, South Delhi’s first super luxury high-rise, RERA registered.

Three different buyer communities. Three different definitions of what a Delhi luxury address means. This blog maps all three — so you know exactly which one is yours.

For the first time in Delhi’s history, all three premium neighbourhoods — West, North, and South — have a credible new luxury high-rise simultaneously. The buyer who knows which one matches their life has a significant advantage over the one who is simply comparing price per sq ft.

The Honest Assessment of Each

Eldeco Camelot — West Delhi’s best kept luxury secret

Dwarka is one of Delhi’s most planned sub-cities — wide roads, ample parking, DDA governance, airport proximity. It has never had a luxury high-rise until Camelot. The USP is genuine: 95 units directly facing the DDA Park and Sports Complex, with Bharat Vandana Park and Yashobhoomi (India’s largest MICE centre) as the immediate address anchors. IGI Airport in 10 minutes from any Dwarka tower is a real daily advantage for the frequent flyer.

The honest gap: Eldeco Group’s ₹901 crore market cap is considerably smaller than Shapoorji Pallonji or Hines. For a buyer placing ₹7-10 crore with a developer, balance sheet scale matters. Eldeco has 40 years of delivery and a clean RERA — but the name lacks the institutional weight of the other two. The 26,000 sq ft clubhouse for 95 families is also modest relative to the competition.

Conscient Hines Elevate — North Delhi’s most institutionally powerful launch

Hines — the firm behind Hudson Yards and One Blackfriars — making their Delhi residential debut on the former Birla Cotton Mills site is a categorically different institutional signal from any other Delhi luxury project. The 10.8-acre site plus 10.8-acre DDA park access effectively gives Elevate a 20-acre green setting in central North Delhi — irreplaceable.

The honest gap: Kamla Nagar is a North Delhi address with genuine character — but it is not NFC and it is not Civil Lines. The perception of ‘North Delhi’ carries a residual bias among South Delhi’s established buyer community. Superluxere’s own analysis flags this as the primary resale risk for 2027-2029. For buyers whose family and social networks are in North Delhi, this bias is irrelevant. For buyers choosing between all of Delhi, it matters.

650 units across 7 towers also means the community will be substantially larger than Camelot or KREEVA — the clubhouse ratio (1 lakh sq ft ÷ 650 families = 153 sq ft per family) is the lowest of the three.

KREEVA Swarnya — South Delhi’s most permanent address decision

New Friends Colony’s position in Delhi’s most coveted streets hierarchy is structural — 50 years of compounding social capital that no Kamla Nagar or Dwarka address can replicate in the near term. 110 units on 3 acres. Shapoorji Pallonji construction. Double-height living in every configuration. Private lift lobby. 1 lakh sq ft of amenities for 110 families — 909 sq ft per family.

The honest gap: KREEVA Swarnya is the most expensive of the three — ₹12.25 crore starting vs ₹7.42 crore at Camelot and ₹8.4 crore at Elevate. The entry premium over Elevate is approximately ₹4 crore on a 3 BHK. That ₹4 crore buys the NFC address, Shapoorji Pallonji construction, the smallest community (110 units), and the highest amenity-per-family ratio (909 sq ft). Whether that premium is worth it depends entirely on whether the NFC address is part of the buyer’s identity.

Who Should Buy Which

  • Buy Eldeco Camelot if you live in or work near Dwarka, want airport proximity as a daily advantage, need a 3 BHK at ₹7.42 crore with RERA in hand, and appreciate the Yashobhoomi and DDA Park setting.
  • Buy Conscient Hines Elevate if your family, school, and social life is in North Delhi, you want Hines’ global institutional backing, and you are comfortable with a 650-unit community at ₹8.4-11 crore with Delhi RERA expected July 2026.
  • Buy KREEVA Swarnya if NFC is your address identity, you want Shapoorji Pallonji’s 150-year construction legacy, the double-height living room is non-negotiable, and you are ready to pay ₹12+ crore for South Delhi’s most permanent luxury address in 110 units.

For the NRI evaluating all three from abroad: Hines’ global brand recognition makes Elevate the easiest one to explain internationally. KREEVA Swarnya’s NFC address is the most legible to Indian diaspora families. Eldeco Camelot’s IGI Airport proximity is the most practical for frequent international travellers.

Frequently Asked Questions

What are the prices of Eldeco Camelot, Conscient Hines Elevate, and KREEVA Swarnya?

Eldeco Camelot Dwarka: ₹26,500-28,000 per sq ft. 3 BHK (2,800 sq ft) from ₹7.42 crore. 4 BHK (3,600 sq ft) from ₹9.54 crore. RERA: DLRERA2026P0002. Conscient Hines Elevate Kamla Nagar: ₹28,000 per sq ft all-in (includes GST, parking, club). 3 BHK (3,000 sq ft) from ₹8.4 crore. 4 BHK (3,800 sq ft) from ₹10.64 crore. RERA applied, July 2026. KREEVA Swarnya NFC: ₹35,000-45,000 per sq ft expected. 3 BHK (3,500 sq ft) from ~₹12.25 crore. RERA registered, number ending …007.

Who is Hines and why does it matter for Conscient Elevate?

Hines is a US-based global real estate firm with approximately $93 billion in assets under management. They developed Hudson Yards (New York’s largest private development), One Blackfriars (London), and landmark projects in 30 countries. Conscient Hines Elevate is Hines’ first residential project in Delhi. Their involvement brings international development standards, delivery accountability to a global standard, and brand recognition that NRI buyers in the US and UK understand immediately — without explanation.

What makes KREEVA Swarnya more expensive than the other two?

Three things: the NFC address (South Delhi’s most prestigious residential neighbourhood, 50 years of compounding social capital), Shapoorji Pallonji construction (150-year legacy, built the Taj Mahal Hotel Mumbai — the most trusted construction name in India), and the smallest community scale (110 units, 909 sq ft of amenity per family — the highest ratio of the three). The ₹4-5 crore premium over Elevate’s entry is not for size — it is for address permanence and construction pedigree.

Which project has the best RERA status currently?

Eldeco Camelot: RERA obtained — DLRERA2026P0002 (Delhi RERA). KREEVA Swarnya: RERA registered, number ending …007 (Delhi RERA). Conscient Hines Elevate: RERA applied, number expected July 2026 — do not pay beyond a refundable EOI until the Delhi RERA number is confirmed at the Delhi RERA portal. On this specific dimension, Camelot and KREEVA Swarnya both have regulatory clarity today that Elevate does not yet have.
